1-The proverbial “location, location, location”. It is often more advantageous to invest in an ugly building that has an upside in a good location than a nice building in a bad neighborhood.
2-One has to envisage the potential use of the commercial property- what business is going to go there?
3-Knowledge of local demographics- is the population going up or down? Is the neighborhood improving or sliding into disarray?
4-Who is the competition in the area? Are there similar like buildings or lots that offer better utilization at a better price?
5-Will there be sufficient cash flow and good financial sense in this project?
6-Are you comfortable with the project and enjoying it? If not, there are better things to do in life!
